Terms of Service

Acceptance of Terms

By accessing or using Rentably ("the Platform"), operated by Rentably Technologies Inc. ("the Company"), you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any part of these terms, you must not use our services. These terms apply to all users, including property owners, property managers, renters, and visitors.

Description of Service

Rentably is a Canadian rental marketplace platform that connects property owners and managers ("Listers") with individuals seeking rental accommodations ("Renters"). Our services include:

• Property listing creation, management, and promotion
• Rental property search with filters, maps, and saved searches
• In-app messaging between Listers and Renters
• Online rental application submission and management
• Viewing scheduling and coordination
• Company and team management tools for property managers
• Lease document templates and management

User Accounts

You must create an account to access certain features of the Platform. By creating an account, you agree to:

• Provide accurate, current, and complete registration information
• Maintain and update your information to keep it accurate
• Keep your password confidential and secure
• Accept responsibility for all activity under your account
• Notify us immediately of any unauthorised access or security breach
• Be at least 18 years of age

User Responsibilities

Prohibited Activities

The following activities are strictly prohibited on the Platform:

• Posting false, misleading, or fraudulent listings
• Harassment, abuse, or threatening behaviour toward other users
• Scraping, data mining, or automated access without written permission
• Circumventing security measures or attempting unauthorised access
• Using the platform to facilitate illegal rental arrangements
• Spamming, phishing, or distributing malware
• Impersonating another person or organisation

Listing Moderation and Removal

Rentably may review, decline to publish, deactivate, or remove any listing at any time, at its sole discretion and without notice, where we believe the listing violates these Terms, is inaccurate or fraudulent, advertises a property the lister has no right to advertise, or is otherwise harmful to users. We may take this action on our own initiative or in response to a report from a user, a property owner, or a third party.

• We are not obliged to review or moderate listings, and we do not undertake to detect every listing that breaches these Terms.
• Where we remove or deactivate a listing in connection with suspected fraud or other unlawful conduct, we may retain the listing and its associated records rather than deleting them, so that they remain available for investigation. See our Privacy Policy for how long we keep such records.
• We may suspend or ban the account responsible, and may decline to restore a listing or account without giving reasons.
• Removal of a listing does not entitle the lister to a refund of any fee paid in respect of that listing, where the removal follows a breach of these Terms.

No Verification of Listings

Rentably does not verify the identity of listers, their ownership of or authority over any advertised property, or the accuracy of any listing information, except where a listing is expressly marked as verified and only to the extent described by that marking. Listings are created by users, and a listing appearing on the Platform is not an endorsement, a representation that the property exists or is available, or a representation that the lister is entitled to rent it.

• Renters should independently satisfy themselves as to the identity of any lister and the legitimacy of any property before paying a deposit, transferring funds, or entering into an agreement.
• Rentably will never ask you to send a deposit, rent, or any other payment to a lister through us. Treat any request to wire money, send an e-transfer, or pay before viewing a property as a warning sign, and report it to us.
• If you believe a property is advertised without the owner’s authority, please report it (see “Reporting Listings and Abuse” below).

Reporting Listings and Abuse

Every listing carries a “Report this listing” link, and you may also contact us at hello@rentably.ca to report a listing, an account, or any conduct that you believe breaches these Terms. If you are a property owner and your property is being advertised without your authority, please tell us and we will act.

• We aim to review reports of fraudulent or unlawful listings promptly, and to act on urgent reports — including any report that a property is advertised without the owner’s authority — as a priority.
• Reporting a listing to us is not a substitute for reporting a crime. If you believe you have been the victim of fraud, contact your local police service and, in Canada, the Canadian Anti-Fraud Centre.
• We may need to contact you for further information, and we may share your report with law enforcement where appropriate. We will not disclose your identity to the person you have reported.

Fees and Payments

Rentably offers both free and paid features. Free listings are available to all Listers. Premium features — such as featured placement, enhanced visibility, analytics, and Pro tools — may be subject to fees. All fees are in Canadian dollars and are clearly disclosed before purchase; applicable taxes (such as GST/HST) are shown at checkout. Rentably does not handle rental payments between Listers and Renters.

• Payment processing: Payments for paid features are processed by Stripe. By purchasing, you also agree to Stripe’s terms. We never store your full card details.
• Subscriptions: Subscription products (e.g., Pro) renew automatically each billing period at the then-current price until cancelled. You can cancel at any time from your dashboard; your access continues until the end of the current paid period. Other upgrades (e.g., a featured listing) are one-time charges.
• Refunds: Except where required by applicable law, one-time purchases are non-refundable, and subscription cancellations take effect at the end of the current billing period without a partial refund for the remaining time.

Intellectual Property

All content on the Rentably platform, including the design, code, logos, and written content created by Rentably, is owned by Rentably Technologies Inc. and protected by Canadian copyright law. User-submitted content (listings, photos, messages) remains the property of the user, but by submitting it you grant Rentably a non-exclusive licence to display, reproduce, and distribute it for the purpose of operating the Platform.

Intellectual Property Complaints

If you believe that content on the Platform infringes your copyright or other intellectual property rights — for example, photographs of a property used in a listing without permission — contact us at hello@rentably.ca with the following, and we will investigate and remove infringing content where appropriate:

• Identification of the work you say has been infringed, and of the listing or content complained of, with enough detail for us to locate it.
• A statement of your interest in the work, and of your good-faith belief that its use is not authorised by you, your agent, or the law.
• Your name, address and contact details, and a statement that the information in your notice is accurate.

Limitation of Liability

Rentably is a marketplace platform and is not a party to any rental agreement. To the maximum extent permitted by applicable law, Rentably Technologies Inc. shall not be liable for: any rental disputes between Listers and Renters; the accuracy or completeness of listing information; any loss or damage arising from the use of the Platform; or interruptions to service. Our total liability to any user for any claim shall not exceed the amount paid by that user to Rentably in the 12 months preceding the claim.

Indemnity

You agree to indemnify and hold harmless Rentably Technologies Inc., its directors, officers, employees and agents from any claim, demand, loss, liability or expense (including reasonable legal fees) arising out of your breach of these Terms, your misuse of the Platform, any content you submit, or your violation of any law or of the rights of a third party. This obligation survives termination of your account. Nothing in this clause limits any right you have that cannot be excluded under applicable consumer protection law.

Termination

Rentably reserves the right to suspend or terminate any account at its sole discretion, without notice, for violation of these Terms or for any conduct that Rentably determines is harmful to the Platform or its users. You may close your account at any time from the account settings page. Where an account is suspended or terminated in connection with suspected fraud or other unlawful conduct, we may retain the account and its associated records for as long as necessary to investigate, to cooperate with law enforcement, or to establish or defend a legal claim, as described in our Privacy Policy. Suspending or terminating an account does not by itself remove listings created by that account; we may remove or deactivate them separately under “Listing Moderation and Removal”.

Governing Law

These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable therein. Any disputes shall be resolved in the courts of Alberta, Canada.

Changes to Terms

Rentably may update these Terms at any time. We will notify users of material changes by email or by a prominent notice on the Platform. Continued use after changes are posted constitutes acceptance of the updated Terms.
