What makes a basement suite legal in Calgary?
A legal secondary suite has been through the City of Calgary’s permit process and passed safety inspections — a properly sized egress window or second exit, interconnected smoke and carbon monoxide alarms, adequate ceiling height, heating and ventilation, and a permitted kitchen and bathroom. Suites that pass are added to the City’s public Secondary Suite Registry and issued a numbered sticker.
What does the green “Legal Suite” badge on Rentably mean?
It means we matched that listing’s address to a suite in the City of Calgary’s Secondary Suite Registry. It is not the landlord ticking a box — the badge links straight to the City’s registry so you can confirm the permit yourself before you view the place.
What if a listing has no badge?
It means the address did not match a registry entry. That is not proof the suite is illegal — a very recently completed suite or an address written differently can miss a match — but it is the moment to ask the landlord directly whether the suite is registered and what the registration number is.
Why does it matter whether a suite is registered?
Safety is the main reason: nobody has verified the escape routes, alarms or wiring in an unpermitted suite. There is also a practical risk — if the City receives a complaint about an illegal suite, the owner can be ordered to stop renting it, and the tenant is the one who has to move.
